How does Quintess Real Estate work for vacation homeowners?
If your home is in one of our target markets and meets our comprehensive brand standards, we’ll offer to lease it for inclusion in the Quintess portfolio. In exchange, you’ll receive fixed rental income, a dedicated team to handle property management, vetted Quintess guests, flexible owner usage, and Quintess travel benefits.
I know someone who owns a luxury vacation home that might be interested in partnering with you. What should I do?
That’s great news; we source many properties through referrals! Please ask them to complete our Submit Your Home form and list you as the referring party. If we lease their home for our portfolio, we’ll thank you with $3,000 in Quintess Travel Credits or cash. Terms and conditions apply.

What do you look for when selecting a luxury vacation home for the Quintess portfolio?
All homes must meet Quintess’s comprehensive brand standards. This includes a desirable location, high-end finishes and furnishings, and amenities that can include gourmet kitchens, private pools and hot tubs, expansive outdoor spaces, and other features. While markets vary in price, the value of homes accepted to the Quintess portfolio typically exceeds one million dollars.
How much fixed rental income can I earn by leasing my luxury vacation home to you?
We have a variety of flexible lease arrangements. The profile is different for each home, and varies greatly by market, asset type, required owner investment, desired owner usage, and other factors. If your home qualifies, our team will provide you with a custom lease proposal.
How does Quintess Real Estate help maximize my vacation home’s appreciation?
Quintess members have high expectations, so our in-destination teams maintain our leased homes under rigorous best-in-class standards, far beyond typical property management companies. Who will be able to book my home?
Your home will be available exclusively to Quintess members and their guests—trustworthy, repeat travelers with whom we maintain an ongoing, membership-based relationship. It will not be available to the general public.

We will work with you to create a custom usage plan that fits your family’s unique needs while helping to maximize your rental income.
What Quintess travel benefits will I receive?
As an owner, you will receive a complimentary Quintess Collection Club subscription, valued at $5,000 per year, each year during the term of your lease, granting you access to travel within the Quintess portfolio at members-only rates.

Qualifications
The following are the minimum requirements for a residence to be considered for our portfolio.
- Coveted destinations – warm beach locations, mountain resorts, US and European cities, luxury lifestyle locations
- Location within a destination – centrally located, resort setting, proximity to attractions, great views
- Accommodation type – resort villas, private vacation homes, luxury condominiums
- Bedroom count – two to five bedrooms
- Home configuration – 1:1 bed to bath (en suite baths preferred), full kitchen, dining room, large living area
- Availability – a minimum of 65% of the calendar available for bookings for the next 12 months
- Rate per night – $400-$4,000 USD per night
- Property management – professional services under contract that meet our standards (note: if professional services are not currently in place, we can assist in contracting with partners to implement Quintess standards)
